Terms and Conditions
By renting this condo, each guest agrees to abide by the rental contract signed by the individual renting the condo.
This contract states:
An initial deposit of 50% of the total fees is payable at the time of booking. The final balance will be due 60 days before arrival. Failure to remit payment within time frames may result in cancellation of the reservation.
In the event of any damages, the person entering into the rental contract with Three Oh Five Holdings will be liable for the cost to replace or repair damaged items.
We recommend travel insurance for the unlikely event you cannot keep your reservation. Cancellations made more than 60 days in advance of your stay are subject to the loss of one night’s deposit. Cancellations made within 60 days of your reservation will result in the loss of you full deposit, unless we are able to rent the unit for your reserved dates, in which case you would receive a pro rata refund for the period re-rented, less the one night deposit.
No smoking in the unit or on the lanai.
Long distance calls are restricted (Canada & US are included on the condo phone for no charge, any other country is restricted on the land line) so please use a calling card for any calls not included on the land line. In the event that long distance charges are incurred, the amount owing will be withheld from the damage deposit.
The rental agreement shall not be assigned, nor the premises sublet without the written consent of the owner or its agents.
By signing the rental agreement the signatory agrees to maintain the property in as good condition as upon arrival and agrees to replace or pay for any loss, breakage, excess sand, excessive laundry or damage to the satisfaction of the owner or agents. This person also agrees to provide a valid credit card number in the event of damage or loss in excess of the deposit and to authorize any damage charge that occurred during my stay or to forward any excess amounts by check.
The signatory also agrees that no occupants will smoke within the premises or leave cigarette butts in or around the unit. If any loss of keys, beach chairs, ice chests, beach towels, or any other item occurs from the condo during the stay the signatory agrees to pay for the replacement of such. If I damage, stain or ruin towels in the unit, the signatory will be responsible for their replacement.
It is expressly understood and agreed that the owner of said premises will not be liable for any damages or injury to guests or other occupants and their property from whatever cause arising from the occupancy of said premises.
All guests agree to vacate said premises upon the termination of the rental agreement at 11:00am of the stated departure date.
Before Vacating, all guests agree to:
- Close and lock all windows and doors
- Turn off all air conditioning
- Turn off all lights and appliances
- Remove garbage and recycling to the proper on site disposal location
- Lock the premises & put the key in the lockbox
If wiring for the sound or televsion systems are tampered with, any and all IT charges to correct the issue will be passed onto the last guest.
Also understood and agreed to is that if any of the terms of the rental agreement are not abided by, or if additional undeclared guests have stayed at the condo, or guests are late leaving the premises, the owner may deduct the necessary costs or additional charges from the damage deposit.
